Roof replacementRoofing, just like everything else ages with time.  Eventually, one realizes that the day has come to consider roof replacement.  Wouldn’t it be nice though if you could see when that perfect moment was?  You would not have to worry that you were acting too soon and that your roof could survive a little longer.  The fear of acting too late would not be a concern either.

The Signs to Look For

  • Roof age – Most experts agree that a typical roof will last between 20 and 25 years.  How old is yours?
  • Layers – If the roof was installed over another layer or several layers coupled with being over 20 years old
  • Shingles – Look at the slopes of your home that get direct sunlight for:
    • Curling
    • Buckling
  • Roof Valleys – Look for missing or falling shingles.  If the valley is compromised, you are susceptible to roof leaks
  • Missing or Cracked Shingles – Check to see if all your shingles are intact
  • Chimney Flashing – If your flashing consists of roof cement or tar, it may need a more long-term, water-tight fitting
  • Dark Streaks – Airborn algae can cause dark streaks on roof decks.  This does not harm the roof but its appearance is not pleasant

What If I Don’t Get a Roof Replacement

Many choose to put off getting a new roof for as long as possible.  They believe they are saving time, money and effort.  Those individuals are thinking short term. Neglecting your roof has both short term and long term effects.  short term effects include leaks, mold, and animal pests.  Long term effects can consist of severe water damage and even decreased property value and increased repair costs.

 

Don’t subject yourself to either short term or long term effects.  Know the signs and act when you see them.  Ensure that the stability and quality of your roof are maintained by putting your trust in the right hands.
